The “Chaika” district lies north of the Sea Garden and east of the city centre. It is distinguished by its lush vegetation, is well-planned and maintained, and offers convenient access to the city centre and resorts.

In the 1970s and 1980s, the neighbourhood was created as a gated complex. “Chaika” is a former villa area; its previous name is “Rupi”, and the land underneath it became state-owned after being expropriated from the people during socialism for the construction of large-panel buildings. High-rise multi-family panel buildings placed at great distances from one other, with large green areas growing between them, are typical of the structure.

There are two elementary schools in “Chaika”: “Georgi Sava Rakovski” and “Zahari Stoyanov”, as well as secondary institutions such as the Fifth Language High School, the Mathematical High School “Dr. Petar Beron”, and the Sports School.

There are two stadiums in the near proximity of the neighbourhood: “Varna,” which is now defunct, and the “Ticha” of PFC “Cherno More.” There were also kindergartens and stores erected. The beaches in the “Chaika” neighbourhood are among the city’s most popular. Beach volleyball tournaments are frequently conducted here.

In 1978, the “Chaika” neighbourhood won an international architectural competition in Buenos Aires, Argentina, for urban planning. The quarter is one of the most noteworthy examples of communist architecture in Varna, which also has several modern examples.
